About Us
The key differentiation of Akemi Capital is our team of former investment fund managers with proprietary access to buying U.S. commercial real estate at discount prices despite a hot real estate market in many geographies. After the acquisition of distressed real estate from sellers in trouble, we do quick and easy value add renovations to create stabilized income properties.
The Akemi Capital real estate team members previously worked in distressed real estate, principal investing in commercial real estate, and/or commercial real estate development and construction. Our team of preferred general contractors, architects, interior designers, etc. usually already worked on our team members' prior projects.
STRATEGY
Our value add strategy prefers repositioning income properties with predictable cash flows like hotels, multi-family rental apartment buildings, senior housing, and student housing. Besides fixer upper mismanaged hotels the East Coast and in the South, Akemi Capital focuses on Manhattan commercial real estate.
HOTELS IN BIG CITIES
Because of our reputation in bankruptcy / distressed investing, we get privileged access to buy mismanaged hotels at tremendous discounts. With new ownership, flag, and management company, the fixer upper hotel undergoes a renovation and turnaround.
SENIOR HOUSING
People are living longer, yet value priced residences superior in quality of nursing homes are in low supply despite high demand by our aging population. The quick and easy conversion of an existing hotel into senior housing is a common value add strategy.
MANHATTAN HOTELS
Our typical project involves a teardown of office buildings then ground up construction of a 100 to 300 key full service luxury boutique hotel. The interior design incorporates sculptures, paintings, video and other art installations to create art hotels.
MANHATTAN LUXURY RENTALS
After a quick conversion of existing office and mixed use buildings, we create luxury apartment buildings with condo finishes which are rented at attractive Manhattan prices. This may require teardowns in order to maximize the buildable square feet and to build additional floors.
